The site is sandwiched between grand, three storey Victorian semi-detached houses and the more straightforward two storey nursery. 
The proposal is for five flats, comprising four two-bed and one three-bed penthouse.

The building is three storeys tall, with a prominent gable roof continuing the strong rhythm that already exists along the street. The slope of the site is utilised to minimise the impact of the building by cutting the flat to the rear of the site into the ground. The roof shape is utilised to maximise the available space and to create interesting internal ceiling profiles to the penthouse. 

The footprint follows the building line of the existing houses, with splayed windows on the two front corners that echoes the neighbouring bays. The rear of the building includes terraces to allow the flats to have their own private external space. The mass of the lift shaft is disguised to continue the pattern of the adjacent chimney stacks.

The materials are primarily brick and render to respond to the existing buildings, with elements of timber cladding. Screens of timber slats are provided to corner windows to maintain privacy whilst also allowing views out.

A driveway at the side of the building provides access to the residents parking area at the rear which also accommodates a communal garden.
