Former United Reform Church

This Listed Building stands in the commercial heart of Fareham and was in a poor state of repair prior to being converted to commercial use. Planning approval for extension and refurbishment of the premises was obtained by others as part of the town centre redevelopment and TKL Architects were appointed to resolve outstanding Planning issues and carry out the detailed design.

TKL Architects retained as many of the existing features as possible whilst ensuring the building could be fitted out in accordance with current regulations. A new two-storey extension was added in harmony with the existing structure and after handover the fit out works converted the space to licensed premises.

The project comprised the construction of an additional retail unit on an existing retail park located on the outskirts of Christchurch in Dorset. The original design had taken into account the possibility of future extension so the structure of the end unit in one of the two terraces had been designed accordingly. The works included site preparation, erection of a steel portal frame, masonry walls to part of the external envelope with profiled steel cladding to the remaining walls and the roof. Alterations were also undertaken to the car park in order to provide additional spaces plus a dedicated cycle route.

The project comprised the demolition of derelict industrial buildings and the construction of two retail warehouses on the site. Although a Planning Approval was in place at the time of the commission a number of conditions required resolution and the timescale of the project was extremely tight. The project was primarily an exercise in fast-track design and construction and the Practice had to ensure that the correct information was passed to the Contractor in sufficient time and in the appropriate sequence.  Teamwork and cooperation were very much the watchwords of this contract.

The project involved reducing the size of a site occupied by a builders’ merchants that had to remain operational throughout and after completion of the works. Moreover, the development was required to maximise the opportunities and create a retail unit within constraints imposed by restricted highway access, an existing electricity cable and an adopted sewer. The latter two had to be diverted.

Poor ground conditions and a high water table were present. Consequently, vibro-compaction and dewatering had to be employed as part of the ground works.

Traffic management for customers and service vehicles alike was a vital ingredient of the scheme and much attention was paid to these matters during the design stage.

The superstructure comprises a propped portal frame supporting profiled metal composite wall panels above cavity masonry walls. A glazed entrance screen was included together with a freestanding protecting canopy. However, these items were designed to be removable without detriment to the main structure in the event that the occupier or his "house style" changes
